We look for communities with pride of ownership. If each home is older than 1980 and the tenants do not keep them up then we realize there will be a large cost to replace those vacant spaces as tenants begin to abandon their homes.
We've bought parks with bad roads, poor electrical meters boxes/lines/pedestals, leaky water lines, and flimsy sewer lines. Other parks have had outdated sewer treatment plants and well water equipment. We are not opposed to buying parks with these attributes but will expect a deep discount on the price if we are to repair and rebuild these systems.
