- 40+ Lots minimum
- Private or City Utilities
- Less than 20% Park Owned Homes
- Good Infrastructure (Water, Sewer, Electrical Systems)
- The ability to increase lot rents and/or sub-meter water, sewer, and trash expenses back to the residents
Self-Storage and Warehouse
- The ability to expand to 50,000 sq. ft. or more
- Existing buildings total at least 30,000 sq. ft. and above
- Ideally built after 1980+
- Dense Residential Nearby

- Online Shopping Strip Centers in in-fill locations
- Combined Traffic Counts of at least 30,000 cars daily
- High Density: Minimum of 15,000 people within 1 mile radius and 75,000 within a 3 mile radius
- Signalized Intersection
- Minimum of $38,000 Average household incomes
- High Demographic and population growth areas. Ideally areas with a Hispanic population
