  • The ability to increase lot rents and/or sub-meter water, sewer, and trash expenses back to the residents

  • The ability to expand to 50,000 sq. ft. or more 
  • Existing buildings total at least 30,000 sq. ft. and above 
  • Ideally built after 1980+
  • Dense Residential Nearby 
  • On a visible high traffic location (Highway is ideal)
  • The ability to increase rents

Multi-Family (Apartments)

  • Located near high population and high job growth areas 
  • 48-150 units wanted
  • $1,000,000 to $20,000,000 purchase price
  • Built after 1980
  • Value-Add projects wanted - meaning we can upgrade units and amenities in order to increase rents 

Retail Shopping Center

Retail Shopping Center

  • Online Shopping Strip Centers in in-fill locations
  • Combined Traffic Counts of at least 30,000 cars daily
  • High Density: Minimum of 15,000 people within 1 mile radius and 75,000 within a 3 mile radius 
  • Signalized Intersection
  • Minimum of $38,000 Average household incomes
  • High Demographic and population growth areas. Ideally areas with a Hispanic population
