Property Identification
Within your 45-day identification window, you formally identify the replacement property. Because our assets are pre-underwritten and ready, you're not scrambling at the deadline.
QI Coordination
Our team works directly with your Qualified Intermediary to ensure compliant fund transfers, proper documentation, and deadline adherence. We've done this many times — the process is predictable.
Close & Cash Flow
Exchange closes within the 180-day window. You own institutional-quality industrial real estate with tenants in place and income flowing from day one. Our management team handles operations.
